This villa is a spacious 2 story, 4 bedroom, 2½ bathroom vacation home. Tiled entrance-way takes you into the spacious open plan ground floor, family room, dining room, half bathroom, kitchen nook, large formal living, and large master bedroom with a large en-suite bathroom. Take the open spindle staircase to the second floor, where you have bedrooms 2, 3 and 4, and the second bathroom. The pool area has a covered lanai with an oversized deck to enjoy the sunshine. The added bonus is that the pool is completely fenced in for your privacy.

This is a 2 story home which has 4 bedrooms and 2 bathrooms. On entering this home it has a front screened porch where you can sit and relax at evening. First floor comprises a Family lounge which has a large screen TV with a DVD, VHS player and a small CD player, Master Bedroom with a King bed, 27 inch TV, ensuite with a bath tub and overhead shower, full equipped kitchen with breakfast bar and kitchen table to eat at.

Patio doors lead from the kitchen to the large pool deck – the screened pool is very private – white paneled fence all the way round and the deck has featured lamppost lights. Ample pool furniture to relax on and when the sun gets too warm there is an electronic awning that can be used to provide shade.

Second Floor comprises of 2nd bedroom with full size bed, TV. 3rd and 4th bedrooms are twins – one has a small portable TV. 2nd bathroom has a bath tub and overhead shower.

The owner of this home has provided a BBQ, Stroller, Highchair and foldaway crib for guests to use when needed. This is an ideal family holiday home. Its location is perfect for visiting Disney and all the other top attractions in Orlando. It is also surrounded by many top class golf courses. After you’re hectic and exciting days in the Florida theme parks and other attractions, where better to unwind and relax than your very own private luxury home in Florida. Our luxury, air conditioned, villa has 4 bedrooms, 3 bathrooms (2 en-suite); a private screened pool and covered patio.

It accommodates up to 10 people with the option of using a foldaway sofa bed in the living room. For your entertainment, the villa has a large Cable TV / DVD player and stereo system located in the main living area, a games cupboard, a portable CD/radio and a Playstation2 for the kids. Each of the bedrooms also has its own Cable TV. The main living room (The Great Room) is spacious and tastefully decorated to a high standard, allowing you to sit back and relax in pleasant surroundings. A telephone is conveniently situated on the breakfast bar which separates the living room from the kitchen (all local calls are free of charge), the main dining area has a large rectangular table with 6 chairs. The fully fitted kitchen has modern facilities and is equipped with all the crockery, cutlery and glassware that you could possibly want. Plastic plates and glasses are provided for our younger guests and it is recommended that, for safety, all our guests use these items when sitting around the pool.

A sliding glass door leads from the living room onto the screened pool and large patio area. The floodlit pool (26ft x 13ft) with optional electric heating slopes from 3ft to 6ft deep and, whilst steps lead into the water at the shallow end, the deeper end incorporates an underwater seat.

The master bedroom, with another sliding glass door leading onto the pool side, has a queen size bed, a large walk-in wardrobe, side tables with reading lights, a second TV, a second telephone with fax machine and en-suite facilities. This en-suite bathroom has a large walk-in shower with two built-in seats and another door leads onto the poolside patio (ideal for daytime use to prevent wet children traipsing through the house to use the bathroom).

Another spacious double bedroom has a large built-in wardrobe and luxurious en-suite facilities whilst the twin bedded rooms are close to the third bathroom which, having two doors, gives easy access from both ends of the villa.

The double garage has access from inside the villa and is equipped with a large automatic washing machine and tumble dryer. At certain times of the year this is our home and we therefore take an extra pride in its maintenance, decor and general condition. To this end we employ a nearby Management Company to look after the day to day running of the property, they are only a free telephone call away and are there to help you and to ensure that everything is in order. We have added the homely touch which is a lot more than the basic package.We are sure you will love our Florida Villa As much as we do!

All 4 bedrooms at this lovely home have full en suite bathrooms (full bath + shower, etc); there is a separate ½ bathroom downstairs as well. All the bedrooms are full-size and have plenty of closet hanging and drawer space. There are roll-away beds in the Master and upstairs back bedrooms, and 2 cribs as well as a high-chair, baby chair and strollers; we have a toddler safety gate at the top of the stairs and a pool fence. The spacious kitchen comes with all appliances, kitchenware, crockery, cutlery, and the house has all linens and towels supplied, with suitable drink-ware and towels specifically for poolside.

As well as free wireless broadband and free local and National ‘phone calls (incl Canada), amenities include digital cable TV (full standard cable in all bedrooms), a PlayStation® with games suitable for all ages, DVD / VCR players, and a CD player. Our Villa is situated in the prestigious golf community of Highlands Reserve on US27. It is only 15 minutes from Disney’s main entrance and only 5 minutes from the US192 with its’ many restaurants and shops. There are also bars and restaurants within 10 to 15 minutes walk of our villa.

The golf clubhouse is less than a minute away by car. The course is an 18 hole championship standards with lots of sand and unusually for Florida very little water. There are at least 8 courses within 20 minutes drive of the villa. One of our nearest neighbours is Champions Gate, which has two 18 hole courses and is famous for being the home of the David Leadbetter Golf Academy. If you are willing to travel 1 hour or more then your choice of courses increase to around 50. There is also a children’s play area, tennis courts and a community pool.

Being only 30 minutes from Orlando International Airport and 1 hour from Sanford Airport makes it very appealing as you will be settling down in no time to plan your long-awaited holiday.

Highlands Reserve has set the standard for future developments in the area. Our villa is furnished to a very high standard and comprises, large great room (living room), master bedroom with en suite, 3 further double bedrooms, sharing bathroom and west facing private screened swimming pool (which keeps the bugs out but lets the sun in).

The semi-private west facing swimming pool and pool deck are a great place to relax. Sun loungers, table and chairs have been provided for your comfort. Sit back, soak up the sun, read a book or have fun in the pool, the choice is yours. This is the place to wind down and recharge your batteries after long days at the theme parks. For those who would rather have shade there is a covered lanai with ceiling fan. Consider taking advantage of our pool heater from October to April as the water can get a little cool during these months.

Relax indoors in the great room (living room) or join the kids and have fun in the pool. The great room benefits from a Large Flat Screen TV with multi-channel cable TV and a Radio/CD. Sliding Patio Doors lead directly to the pool area. As our villa is “no smoking” we would appreciate if smokers would smoke in the pool area only.

Our well equipped kitchen includes a full size oven and hob, dishwasher, microwave and a fridge-freezer with ice dispenser and constant filtered ice cold water. Cutlery, crockery and glassware (and plastic-ware for the patio) are provided for 10 people. The kitchen is also equipped with a kettle, toaster, and coffee maker. The casual dining area has a table and chairs for 4 people. This is used as an every day dining area. A utility room includes a washing machine, dryer iron and iron board.

The main lounge features a quiet seating area and is on open plan with the formal dining room which seats 6 and is perfect for that romantic evening/special occasion with wine in hand and soft music or the chatter and banter that accompanies a meal with family or friends.

Master bedroom 1 has a beautiful king size bed, a large walk in wardrobe and a very spacious en suite bathroom with twin basins and a walk in shower. A radio alarm and cable TV/DVD player are also provided.
